Why Zillow Isn't Showing You Every Home in Eugene
The public sites show you a fraction of what's available, and it's often out of date. Here's how one buyer found a home no app ever listed.

If you’re house hunting in Eugene, you’re probably refreshing Zillow 10 times a day. I understand the impulse. Here’s something most buyers don’t realize, though: the home you eventually buy might be one you never saw on there at all.
The public sites don’t show you everything, and what they do show is frequently already gone. Let me explain what’s really happening, and tell you about a buyer I recently helped who nearly missed out.
The buyer who was stuck. This buyer was looking in a specific Eugene neighborhood and feeling completely stuck. They had been searching the big sites for a while and simply couldn’t find anything that worked. They were starting to believe there was nothing out there for them.
We sat down together, and I pulled a full, current report of what was actually available in that area. Right away, I showed them three homes in that exact neighborhood that they had never seen.
Then it got better. While we were out looking, I happened to know of a home in that area that wasn’t even on the market yet. An off-market home. That’s the one they ended up buying, at a great price, before it ever reached the public sites, and without getting dragged into a bidding war. That is the difference between searching on your own and having someone with the full picture.
You’re seeing a fraction. No public search site shows every listing, and it isn’t a conspiracy, it’s simply how the market works right now. There’s a lag between when a home hits the market and when it appears on those sites. And a growing share of homes are now sold quietly as coming-soon or private listings before they’re ever broadcast publicly, with some sold as office exclusives inside a brokerage’s own network.
When you’re scrolling on your own, you’re genuinely seeing only a portion of what’s out there. A current, direct read of the Eugene-Springfield market beats an app that updates whenever it happens to update. You’re getting whatever made it onto that particular app, not the whole market.
Old information costs you. This is the part that frustrates buyers the moment they realize it. A home you fall for online may have gone under contract days ago, and you have no way of knowing. Or a listing vanishes, then reappears a week later, leaving you unable to tell what’s genuinely available right now.
When you’re working off a public site, you’re almost always a step behind the real-time market. In a market where good homes move quickly, being a few days behind can be the difference between the home you wanted and the one that got away. You need current information, not a snapshot from last week.
The homes nobody can see. Here’s the part that truly changes things, and it’s exactly what happened in that story. Working with an agent gives you the full, current picture through the tools we use, plus something you cannot get anywhere online: a network. As the rules around private and pre-market listings keep shifting, more homes are changing hands quietly, and the only way to reach them is to be connected to the seller side.
That off-market home my buyer purchased was never going to appear on any app. This happens all the time, homes that sell quietly before they’re ever publicly listed, or that never get listed at all. To a buyer searching alone, those homes are completely invisible. With the right agent, they’re within reach, and in a tight market, that can decide whether you get the home.
What to actually do. Instead of relying on a public app that’s incomplete and behind, get set up on a real home search through me. I’ll make sure you’re seeing accurate, current listings the moment they’re available, in the neighborhoods and price range you actually care about, rather than a partial, delayed slice.
On top of that, you get me watching for the off-market and coming-soon homes. It’s the difference between hoping you catch something at the right moment and knowing you’re seeing everything in real time. That’s how my buyer went from “there’s nothing out there” to closing on a home nobody else even knew was available.
